  • The Builder has the right to substitute or change any of the above items without notice or notifications.
  • If there are any trees onsite or on nature strip which require tree root barriers, then the site cost amount will be changes accordingly. This item can be charged by RJ Developments at a later stage.
  • Should existing fence needs to be removed or aligned to start construction, owner has to get it done before construction starts on the site, its owner’s responsibility to get it removed and install it back. RJ Developments will not pay any charges to even remove or to install it back. If any temporary fencing is required for the mentioned area to comply with OH&S regulations, it will be charged as separate variation to the client.
  • If any existing fence is damaged during construction, then it is owner’s responsibility to get it fixed on their own expense.
  • There Will be no Pool Construction on site either now or in future. Customer acknowledges that pool construction may damage footings of the house and it may void house Structural warranty.
  • RJ Developments tries to achieve 6 Star Energy rating with every plan but being Custom home Builder some elevations require extra materials to achieve the same, these requirements will be added as a separate variation once we receive the energy report.
  • Energy Report Calculation are finalized after the final working drawings. Any additional requirement to maintain 6 star energy requirement will be added as separate variation.
  • Please be advised that following are not specific and may change during on site as per suppliers instruction : The Location of joins in benchtop , island bench , waterfall and glass splash -back.
  • Stairs, steps, render and facade images are used only for illustrative purpose and RJ Developments does not take responsibility for exact same looks.
  • Tiles during selection may vary little bit in actual due to palette difference or batch availability at the time of delivery on site.
  • Construction Joints location will be as per BCA regulation and location can be changed on site.
  • Any Change in Regulation or Construction Industry which incur extra cost will be passed on to Client via Variation
  • RJ Developments will not be responsible for any verbal Commitments made during pre sales / sales / During Construction or handover, Please verify all inclusions and process with your Consultant and make sure they are mentioned in Quote and are part of Specification of Contract.
  • Owner should provide Clear Building Land with no obstruction of trees , roots grass or rubbish (if Owner takes more than the given time to clear the block of land RJ Developments will go ahead and clear the block a charge Client through variation) Any delay in starting the construction due to this Process will be added in the construction days.
  • If any brickwork or Hebei needs to be installed from inside or cannot installed in standard manner due to any reason like neighbor garage or existing boundary fence then following condition will apply.
  • Sisalation paper cannot be installed to that sections.
  • Hebel or Brickwork done in this manner cannot be accessed for quality and only sections that are accessible and seen will be rendered or washed.
  • The Location of Recycle / Fresh water Taps as marked in the plans are only for approvals purpose and does not guarantee the particular position. The actual location of taps is not the responsibility of builder. Any relocation related request shall be raised directly by client to concerned authorities . and all the cost will be covered by owner.

The client acknowledges that any site visits would require the prior permission from Supervisor. And will happen with Supervisor Guidance. Aby breaches to this arrangement may incur the Cost of $750.00 and also cause delay in construction process.
